At Thackery Living, our builder-led, high-performance process focuses on your family, your lot, and your lifestyle. We take the time up front to understand how you live so we can create a home that truly supports the way you want to live.

How Our Process Works

1. Discovery & Ideation

We begin with a deep dive into your vision, priorities, lifestyle, and budget. This is a focused, practical conversation about what matters most and how your new home needs to function for you day to day.

2. Site Analysis & Lot Planning

We walk the lot with you to evaluate grade, orientation, access, utilities, drainage, and visibility. This guides layout, orientation, foundation type, and long-term cost considerations.

3. Conceptual Design & Layout

You will work with a design team that was voted D Magazine Best to create a one-of-a-kind home tailored to your site, lifestyle, and long-term needs.

4. Engineering & Energy Planning

Once the concept is approved, we coordinate with structural engineers and energy consultants. Every structural element is verified, foundation and framing are designed for performance, and energy efficiency is prioritized.

5. Selections & Finish Planning

We will guide you through selections for exterior and interior finishes, fixtures, and details. Together we will carefully select materials, colors, and products that align with your style, budget, and long-term performance goals.

6. Budget & Schedule Finalization

We align scope, cost, and timeline in writing—so you know what you're building, when, and for how much. This documentation helps avoid surprises while allowing for true customizations.

7. Permitting & Pre-Construction Coordination

Our team manages final plan approvals, permit submissions, site prep coordination, and a homeowner pre-construction walk-through before breaking ground.

8. Construction Phase & Oversight

Once construction begins, our focus shifts to precise execution and consistent communication. We coordinate schedules, manage our trade partners, and verify that each phase is completed according to the plans, engineering, and specifications—not simply to minimum standards. We act as project manager and quality control, keeping a close eye on the details and making sure the work lines up with the design, structural requirements, and performance goals at every step.

9. Inspections & Punch Walk

Independent third-party inspections and internal quality checks ensure compliance and craftsmanship before each phase is signed off.

10. Final Walkthrough & Warranty Transition

You will receive a thorough homeowner orientation along with an overview of our follow-up process and warranty assistance.
